Maintenance Coordinator
Our Maintenance Department is a fast-paced, team-oriented environment where we work to keep our tenants safe and our homes in top condition. The Maintenance Coordinator is responsible for receiving work orders from tenants, coordinating with vendors to handle the work order, and ensuring work orders are completed in an efficient and friendly manner.
Position Status: Non-Exempt, Full-Time
Supervisor: Maintenance Manager
Hours: Monday to Friday 8am-5pm; On call hours required.
Location: Office
Expectations
• Create work orders in the company database for new property maintenance requests and identify the correct vendors to complete work orders.
• Send tenant notifications, scan invoices, and enter new property information sheets for maintenance.
• Document conversations and details about property concerns in the database.
• Respond to tenant complaints.
• Follow up with tenants and vendors to ensure expectations are met and work order is complete.
• Review invoices and work completed.
• Enter vendor and tenant information into database.
• Responsible for managing the unit keys and ensuring that they are secure, ready for pick-up, and copies are made.
• Manage large scale maintenance issues and rebuild projects.
• Ensure tenant charges are communicated, and billing is complete.
• Maintain a neat, organized workspace that is professional and service oriented.
• Regular after-hours and on call in a rotation.
• Other duties as assigned.
Requirements
A minimum of 3 years’ experience with Office Suite, working with vendors and customer service in a fast-paced office environment is required. High school diploma or GED is required. Skilled in written and oral communications, follow through, and conflict management are essential to this role. The successful candidate will multi-task, be detail oriented, friendly, work well in a team, reliable, and support the mission of Wolf and Kline to provide specialized full-service property management and real estate services.
